Housing prices revised across the country: where one-room apartments have become most expensive
The cost of housing on the secondary market in Ukraine continues to rise. Over the past six months, apartment owners in most large cities have revised price tags upward, and in some regions the price increase has been truly rapid. Prices have risen most actively for one-room apartments, which traditionally remain the most in-demand market segment. At the same time, only in a few cities has the cost of such housing decreased or remained unchanged.
Apartment prices in Ukraine have sharply increased: where the price hike is the greatest
According to a major specialized portal, in most regional centers of Ukraine over the last six months, one-room apartments on the secondary market have become more expensive.
The largest increase was recorded in Ternopil. Here, the median cost of a one-room apartment increased by 30% and reached $49,500. The median price means the value at which half of the offers are more expensive and half are cheaper.
Besides Ternopil, significant price increases were observed in the following cities:
- Lutsk — by 22%;
- Khmelnytskyi and Vinnytsia — by 18%;
- Sumy, Zhytomyr, Chernivtsi, and Odesa — by 13%;
- Rivne, Ivano-Frankivsk, and Cherkasy — by 12%;
- Lviv and Poltava — by 11%.
Overall, in the analyzed cities, prices for one-room apartments increased within the range of 2% to 30%.
Where apartments have become cheaper in Ukraine
Despite the general trend of rising housing costs, in two large Ukrainian cities, prices for one-room apartments have decreased.
Specifically, in Dnipro, the median cost of such housing decreased by 6%, and in Zaporizhzhia — by 3%.
In two other cities, no price changes were recorded. The cost of one-room apartments remained at the previous level in:
- Kherson;
- Kropyvnytskyi.
How much a one-room apartment costs in different cities of Ukraine
Analysts note that currently on Ukraine's secondary market, one-room apartments are sold at prices ranging from $14,000 to $72,200.
The most affordable housing is offered in Kherson, where the median cost is $14,000.
Cities with the lowest prices also include:
- Zaporizhzhia — $16,500;
- Mykolaiv — $20,500;
- Kharkiv — $23,500;
- Sumy — $26,500.
The most expensive apartments in Ukraine: Lviv and Kyiv lead
The highest prices for one-room housing were recorded in Lviv, where the median apartment cost reached $72,000.
The list of the most expensive cities also includes:
- Kyiv — $70,000;
- Uzhhorod — $65,300;
- Chernivtsi — $59,500;
- Rivne and Lutsk — $56,000 each;
- Vinnytsia — $53,000;
- Zhytomyr — $51,000.
Thus, the most noticeable housing price increases over the past six months occurred in the western and central regions of the country, while in some cities of eastern Ukraine prices remain lower or even show slight decreases.
